BOLTT's Role in the Design and Construction Process

BOLTT’s goal during design and construction is to help facilitate a process that improves quality and cost certainty and provides clean, custom, rapid manufactured construction solutions from DIRTT.  Our expertise and early involvement will help ensure the best impact on schedule, constructability and cost. 

Programming and Predesign

In programming and predesign, your BOLTT  team will work to understand project goals and objectives of all stakeholders.  Analysis of the program will identify applications that will benefit from DIRTT solutions, while also considering relevant conventional construction methods. 

Schematic Design

The BOLTT team will review all drawing sets through the lens of design and project management to determine scope and constructability of DIRTT solutions.  Coordination with project architects, designers and engineers will result in a fully rendered 3D fly-through experience for review by the construction team and owner for approval of concept.

Design Development

The BOLTT team is present and accountable for design and BIM model reviews to establish critical scope transitions between DIRTT solutions and respective trades such as electrical, communications, AV integration, plumbing, etc.  BOLTT’s objective is to define and confirm the scope so that project timelines and budget are met with cost and schedule certainty. 

Permit Documents

The permit stage involves providing preliminary shop drawings, trade guidelines and structural calculations, if required. BOLTT will provide for architect’s drawing set for submission to any Authorities Having Jurisdiction (AHJ) for review and approval. Our team will meet with local AHJ along with the design team to review the DIRTT scope of work and how it relates to life safety, electrical and plumbing codes.

Construction and Bid Documents

BOLTT will assist in establishing critical transitions between our scope and that of other trades for ease and accuracy of bidding for sub-contractors. 3D fly through and VR experiences are provided to enhance understanding and coordination for the project team, and a DIRTT timeline is provided with durations in the overall project schedule.


At the construction phase, BOLTT transitions to the role of specialty contractor.  Our team will attend pull planning sessions, job site meetings, and training and security meetings as required. We are accountable to provide updates on the status of material arrival and labor required for schedule coordination. BOLTT performs verification for site conditions and dimensions in preparation of finalizing shop drawings for assembly and installation.  Certified DIRTT installation crews build the interiors with accuracy and precision.

Close Outs

During the close out phase, BOLTT will provide any final deficiency reports and/or punch lists for project completion to the owner, architect and GC/CM. BOLTT will schedule work required to correct items noted in deficiency reports and punch lists for final inspections, and provide all necessary close-out documents.
